After the fire in Chiado, in 1988, which affected several buildings in this area of the capital, TOTE SER is invited by a national Real Estate Investment Fund to study the feasibility of the reconstruction and monetization of some properties.

In the historical center of the city, in the most valued area of the real estate market, despite the demand for retail spaces and services, the chosen project also included residentials.

This area, being a popular demand, was sold entirely to provide immediate returns to the Fund. Services and retail were being kept for its income through rental.

In the recent years, due the significant increase in Lisbon tourism, the functionality of several units related to services has been strategically changed to residential. This has led to increased financial returns and a higher value of assets.

Always attentive to the constant market trends, TOTE SER has been adjusting the investors' assets to market's needs, either it's a reconstruction or change of use.
